Helping families sell with care, not pressure

Every family home has a story. The one you raised your kids in. The one mom and dad bought after the war. The one you're finally ready to let go of — but only on the right terms.

We've helped dozens of families navigate these moments. We sit down with you and your loved ones, explain every option clearly, and wait while you decide together. No rush. No gimmicks. Just fair, transparent offers — and the patience to make sure the decision feels right.

"They let us take a month to talk with our attorney and our kids. Then Jas walked us through the paperwork at our pace. Best house-sale experience we could have asked for."

Our approach

Respect, patience, and full transparency

Most home buyers move fast and lean on urgency. We do the opposite for seniors and families. Here's how we work with you.

Virtual consultations, primarily

We do our consultations by phone or video — no tech required, no home visit scheduled, no strangers at the door. If you're comfortable with Zoom, great. If you prefer a phone call, we'll do that. In-home visits are possible in select situations but aren't our default — we respect your privacy and time.

Family & attorneys welcome

Bring your adult children. Bring your attorney. Bring your financial advisor. Bring your POA. We actively encourage involving independent advisors — in fact, we recommend it. No legitimate home buyer should ever discourage you from getting a second opinion.

No pressure. Your timeline.

You don't need to decide today, this week, or even this month. Some of our senior clients take 60 or 90 days from first conversation to closing. We'll wait. Our offer stays fair, our terms stay transparent, and we won't follow up more than you want.

Plain language. Fair paperwork.

We explain every document in plain English before you sign. We can provide large-print versions if preferred. We close at Closeline Settlements — a licensed national title company — so your proceeds are held in regulated escrow, not a handshake.

Common situations

Sellers and families we regularly work with

Downsizing to a smaller home

Empty nest. Too much to maintain. Ready for something simpler or single-story.

How we help: flexible closing timeline so you can find your next place first.

Moving into assisted living

Health transitions, family proximity, full-time care needs. The home sale is often the last piece.

How we help: we coordinate with your care team's timeline, often closing within weeks.

Handling a parent's estate

Parent has passed. You and your siblings are navigating probate, contents, and selling.

How we help: we work with executors and attorneys, can close as soon as probate is final.

Inherited an unwanted property

You inherited a house across the country or in a condition you can't manage from where you are.

How we help: all remote, no repairs, no clean-out required.

Tired landlord (long-term rental)

You've owned this rental since the '90s. Good tenant or bad — you're ready to be done.

How we help: we buy with tenants in place. Seller financing can preserve your retirement income.

Moving closer to family

Grandkids, aging in place near children, cross-country relocation. Timing the sale with your move is the hard part.

How we help: we align closing to your move date, not ours.

Not just cash

Creative options that often work best for seniors & retirees

A straight cash offer isn't always the right answer for someone retirement-age. Here are structures that sometimes fit better — depending on your situation.

Seller Financing

Instead of all cash upfront, we pay you a down payment and then monthly payments over time. For retirees, this can mean a steady monthly income stream that supplements Social Security or pension.

Often results in a higher total sale price than cash, plus predictable monthly income.

Subject-To

If there's still a mortgage on the property, we can take over the payments — keeping your loan intact and current. This is most relevant when the existing loan has a favorable rate or the property has little equity.

Can help keep your mortgage payments current, which may benefit your credit over time. Consult your advisor.

Straight Cash Offer

The simplest option. Close quickly, walk away with a lump sum, use it for assisted living, move costs, or whatever you need. Best when speed and simplicity matter most.

10-day close possible. No repairs, no commissions, no closing costs.

Every creative structure involves specific legal and tax implications. We strongly encourage seniors and families to consult with an attorney, CPA, or financial advisor before agreeing to any structure other than a straight cash sale. Our role is to present options transparently — yours is to take your time and pick what's actually best for you.

Common questions

From families like yours

I'm helping my elderly parent sell their home — can you work with me and my family?

Absolutely — and we prefer it that way. Bring your adult children, your siblings, your parent's attorney, their financial advisor, or anyone holding POA. We genuinely want everyone involved in a senior's home sale at the table.

When we do consultations for senior situations, we routinely set up video calls with 3–5 family members joined from different cities. We walk through everything together so no one is left out of the decision.

We're selling because mom needs to move into assisted living. Can you help with the timing?

Yes. Assisted-living transitions are one of the most common situations we handle. We'll align our closing date to mom's move-in date — sometimes closing the house 2–3 days after she's settled in her new place so there's no gap.

We can also hold off on closing for 30–60 days while you sort through belongings, handle final medical appointments, or deal with insurance paperwork. Tell us what you need.

Can you meet us in person? My dad doesn't use the internet.

Our primary consultation format is virtual — phone, video, or a combination. Many seniors find our phone consultations the easiest: no tech, no travel, just a regular phone call with Jas or someone on our team.

In-person meetings are possible in some situations but aren't our default. If your situation genuinely calls for an in-person conversation, we'll evaluate case-by-case. We don't want to promise something we can't consistently deliver — but we'll always be upfront about what's feasible.

We're dealing with probate after losing my mother. How does your process work with a lawyer involved?

We work with probate attorneys regularly. In most states, we can start paperwork while probate is still pending (typically signing a contract contingent on probate completion) and then close as soon as it's final.

Your attorney can guide which documents we need (Letters Testamentary, Order of Probate, etc.). We'll coordinate directly with them — you don't have to be the go-between. Most probate closings we handle take 60–120 days depending on state complexity.

My parent is in cognitive decline. What's the right way to handle this?

This is where we slow down the most. If your parent has been diagnosed with dementia, Alzheimer's, or another cognitive issue, the sale generally needs to be handled through a legally appointed Power of Attorney or a court-appointed conservator/guardian.

We will not sign contracts with someone who appears unable to understand the transaction. We work with whoever has the legal authority — typically an adult child with POA or a professional fiduciary. We also strongly recommend involving an elder law attorney for any transaction involving a parent with diminished capacity.

Do you help with moving or cleaning out the house?

We don't directly provide moving services, but we have trusted partnerships with local senior movers, estate sale specialists, and junk removal services in all 4 markets. If you need those, just ask Jas and she'll connect you with vetted local referrals.

Also: if you want to leave behind anything you don't want to move, we'll haul it. No need to "leave the house clean" — we handle that after closing.

Will you pressure us into deciding quickly?

No. Our commitment to seniors and families is specifically the opposite: we'll present the offer, explain the math, answer every question, and then step back. No follow-up texts unless you invite them. No "this offer is only good for 24 hours" gimmicks. No calls from anyone but your designated contact (Jas, in most cases).

If any home buyer pressures you or your family into deciding quickly, that's a red flag. Walk away and call us.

Our commitment to senior safety: We always recommend that senior sellers — and their families — involve an independent attorney, financial advisor, or trusted family member before any decision involving the sale of a home. Our role is to present fair, transparent options. Yours is to take the time to pick the right one. If anything about our process feels rushed, unclear, or pressured, tell us. Then consider involving a family member or elder law attorney.
